Asphalt sealcoating is a crucial part of maintenance for your asphalt pavement. Asphalt can last 20-30 years on average with proper maintenance and care. Sealing your asphalt creates a protective barrier on top of the surface, making the pavement more resistant to oily contaminants, water damage, and UV damage.

Any asphalt surface can and should be sealed every 3 to 4 years, depending on its level of use. We sealcoat driveways, roadways, parking lots, and more.

The sealcoat we use is bitumen based and is an oil like substance that is spread evenly the top layer. Asphalt sealcoating not only protects but rejuvenates old asphalt, making it richer and darker in color. The difference is night and day, transforming old and fading asphalt to be dark and aesthetic asphalt that looks like new.

MORE DETAILS

Over time, asphalt is susceptible to contaminants, overweight traffic, water damage, and other factors that can slowly degrade it and cause potholes or cracks. An uneven surface is an early indicator of asphalt that is deteriorating internally, and may soon erode into cracks and potholes. These blemishes are safety hazards and unsightly eyesores.

We recommend repairing small potholes and cracks quickly after they form, to prevent them from spreading the damage. If you wait too long, the damage can begin to spread or deepen in the asphalt pavement, which may make it more difficult or even impossible to repair. For damage limited to the top layer and less than 2 inches deep, we recommend patching for targeted damage and resurfacing for widespread damage. For damage deeper than 2 inches, we may recommend full or partial re-paving as it is difficult to save the base integrity of the asphalt at that stage.

We offer asphalt pothole repair, crack repair, resurfacing, and full repaving options for damaged asphalt. Give us a call today to schedule an estimate for your repair!

Commercial roadway paving is a critical task for public works and businesses alike. Asphalt roads are durable, weather resistant, and easy to maintain. Asphalt often performs better than concrete in both roads and parking lots. As these surfaces wear down, concrete gets rough and the slabs become uneven, creating a bumpy driving experience. Additionally concrete is less permeable, meaning it is worse for water drainage. Concrete poses a greater hazard to drivers in the rain.

Our Proven 7-Step Asphalt Paving Process

  1. Demolition and Removal - We remove the existing surface and prepare the area for asphalt, removing any unwanted roots or structures. We'll clear any existing pavement if necessary.
  2. Grading - We expertly grade and slope the surface to ensure proper water run-off and drainage. This eliminates standing water issues after we install the asphalt pavement, which is the leading cause of potholes and cracks in asphalt. With our properly graded surface, water following rain and storms will not collect and do damage to the pavement.
  3. Sub Base Layer - The sub-base layer is the foundation for any new asphalt pavement, and is therefore crucial. We install this strengthening and load-bearing layer of compacted aggregate evenly across the surface. The sub base layer can be anywhere from 4" to 9" inches thick and also serves as a frost barrier in the off chance we experience a freeze in the Winter. This layer is critical for long-lasting asphalt, so rest assured that we'll handle it with experience and extra care. We'll lastly compact the sublayer to make sure it is installed properly and dense enough to be effective.
  4. Proof Roll and Sub-Base Preparation - The proof roll is an extra technique we use for larger projects that compacts the sub-base layer with extra force from heavy machinery. This additional force makes the sub-base layer even stronger for asphalt pavements that require resistance to heavy traffic. We'll perform sub-base preparation for all of our projects, undercutting and repairing any soft or uneven areas. This fine-tuning process is critical for us to guarantee there are no compromised areas of the foundation, before moving on.
  5. Binder Layer - We install the binder layer next, which is aggregate mixed and bound with oil or bitumen. This layer can be cold, warm, or hot mix asphalt, depending on the type of pavement being constructed. The binder layer holds the top surface and the bottom sub-base together. It is the core of any asphalt pavement. We'll spread the asphalt binder mix evenly and compact it to prepare for the installation of the top layers.
  6. Asphalt Surface Installation - The asphalt surface is the top layer of asphalt that you actually see and takes the brunt of the daily traffic. The top layer of asphalt is made of finer aggregates mixed with bitumen and oils. After we install it, this will give your pavement a dark and smooth surface that is desirable with asphalt.
  7. Joints, Transitions, and Final Roll - The final step is to properly transition and join the new asphalt pavement with existing surfaces or any curbs. You'll see our experience at work here to ensure that these transitions are as smooth as possible, while facilitating good water drainage. We'll give the asphalt one final roll to ensure everything is compacted properly. Your new pavement will require 2-3 days to harden, after which it can be used.

Asphalt Maintenance Tips

Regular maintenance is important to prolong the lifespan of asphalt pavements. Asphalt is a naturally porous and relatively soft material. This means asphalt needs some extra care to keep up its durability. We've compiled a list of common maintenance items, and how often we recommend you perform them:

  1. Sealcoating - Every 3-4 years to protect the surface
  2. Repair Damage Quickly - As soon as possible to avoid the damage worsening and spreading
  3. Routine Pressure Washing - Every 3-6 months to clean off contaminants
  4. Drain Standing Water - As soon as possible to avoid water damage from penetration
  5. Clean Oil and Chemical Spills - As soon as possible to avoid surface damage or weakening

Types of Asphalt Mixes and Their Best Uses

Cold Mix Asphalt

Made up of loose aggregate mixed with oil-base binders, cold mix asphalt possesses just the right amount of durability and cohesiveness for localized repairs. This mix is perfect for repairing cracks and potholes as it does not require heating and is affordable, making it easy to install and foot the bill. Beyond repairs, cold mix does not possess the necessary level of strength for new pavements.

Warm Mix Asphalt

Produced at 100 to 150 degrees Celsius, warm mix asphalt a more uncommon but easier to use material with applications in roads, driveways, parking lots, and more. Warm mix asphalt can be produced at lower temperatures, making it easier to manufacture, transport, install, and faster to harden. Its availability makes it less common, but we like it for its similar strength as a hot mix asphalt.

Hot Mix Asphalt

The most common asphalt mix in America, hot mix asphalt is produced at above 120 degrees Celsius. Hot mix asphalt is highly durable and resistant to weather, heavy traffic, and other external factors, making it a great choice for many larger projects. Due to its high availability, we use hot mix asphalt for most new paving projects that are not repair or resurfacing related.

Repave, Resurface, or Repair Your Asphalt?

When you find cracks or potholes in your asphalt pavement, you may be wondering whether they can just be patched up, or if more intensive options are required, such as resurfacing or repaving. We'd like to share our guidelines to for damaged asphalt repair with you.

  • Localized and shallow cracks or potholes (less than 2 inches deep) - We recommend patching or filling with cold mix asphalt, followed by a sealant. This would be sufficient to repair the damage and smooth out the surface.
  • Widespread and shallow cracks or potholes (less than 2 inches deep) - We recommend resurfacing, which removes and reinstalls the top layer of asphalt. This creates better results for large area, which would otherwise become uneven from excessive patching.
  • Localized and deep cracks or potholes (deeper than 2 inches) - We recommend a partial repaving of the asphalt. We will remove section of the pavement and replace all affected layers with warm or hot mix asphalt. This is the only effective way at repairing deep damage, while ensuring good structural integrity moving forward.
  • Widespread and deep cracks or potholes (deeper than 2 inches) - We recommend repaving the entire area. This would involve removing and repaving all of the asphalt from the sub-base layer and up. Doing so is necessary as with damage this serious, the asphalt loses its structural integrity and would fail again soon if repaired through patching.

Benefits of Asphalt vs Concrete

Two of the most common materials used for pavements, asphalt and concrete have many differences that make the suitable for different uses. Asphalt is a black, porous, and high viscosity mixture of bitumen with aggregates like sand, gravel, and crushed stone. Concrete, on the other hand, is a mixture of cement, water, and aggregates like sand, gravel, and crushed stone. We'll try to give you an idea of how asphalt differs from concrete, and where it is more advantageous.

Biggest Advantages of Asphalt:

  • Asphalt performs well in rainy conditions, possessing superior water drainage and grip for vehicles.
  • Asphalt is a more affordable material.
  • Asphalt has an attractive, dark, and sleek finish.
  • Asphalt is not as strong as concrete, but possesses sufficient durability when a premium grade hot mix is paved with proper foundation and compacting.
  • Asphalt hardens quicker after installation, making the process less disruptive.

Drawbacks of Asphalt:

  • Asphalt is softer and less durable than concrete, and may exhibit more wear if not properly cared for.
  • Asphalt requires more maintenance for a long lifespan, including sealcoating.

What Is The Difference Between Asphalt And Blacktop?

Asphalt and blacktop are similar materials that both have a distinct dark look, but they differ in key ways. Asphalt is a black, porous, and high viscosity mixture of bitumen with aggregates like sand, gravel, and crushed stone. Blacktop uses more bitumen in the mixture with more coarse grain aggregates. These differences make blacktop a very easy to install and more affordable material, but with significant drawbacks in durability, lifespan, and water resistance. Naturally more permeable and looser than asphalt, blacktop is susceptible to damage from heavy traffic loads and erosion from storm water. Asphalt is far stronger and therefore recommended for driveway paving, roads, parking lots, etc.. The use of blacktop is possible for some driveways and private roads with low traffic.

How Long Will My New Asphalt Pavement Last?

With proper maintenance and care, a new asphalt pavement can last 20-30 years! Whether it is an asphalt driveway, road, parking lot, or other surface, the most important part of extending the life of your asphalt is maintenance and upkeep. A frequently used pavement such as a driveway or road should be sealed after installation, and then resealed every 3 to 4 years in order to shield the surface and protect it from damage. Proper drainage and grading of the asphalt driveway is also crucial to prevent water build-up that could permeate and cause deterioration from within. At Asphalt Paving of Sarasota, we make sure that our new asphalt pavements are properly graded and constructed with high quality materials so you can get the most out of your investment, without the stress.

Is It Necessary to Sealcoat My Asphalt Pavement?

The answer is yes. We will always recommend asphalt sealcoating as a necessary protective service for your asphalt. Asphalt sealcoat is a bitumen based and oily protectorate that shields the top layer from damage and penetration from external contaminants, water damage, and UV damage. These factors are the most common sources of early deterioration in asphalt, and avoiding them is key to prolonging the lifespan of your driveway, road, parking lot or other pavement. Of course, many asphalt pavements go unsealed, but often this leads to cracks and potholes forming on the surface prematurely. We recommend asphalt sealing 3 months after the initial asphalt paving, and then again every 3-4 years. Frequent sealcoating can extend the life of your pavement by 10 years on average.
